We understand that people often use mid-term rentals during a busy or challenging time in life and we are here to make your housing situation comfortable and easy.
Rent and Terms

You are welcome to rent using either of the options below:
1. Book directly through us (avoiding the Airbnb fees). Just reach out by phone or email.

Our rates change based on the season. Please contact us for current prices and availability or check our listing on AirBnB
We can occasionally offer last minute booking discounts.

The house can be rented without a deposit on Airbnb.
It can be rented directly through us with a refundable deposit of $1,500.

One month minimum.
Since life is full of surprises and doesn't always give you a clear end date we will always try to be as flexible as possible.

We do not charge pet rent, pet deposit, or other pet fees.
We don’t have any weight or breed restrictions.
Please send us information on the number of pets you have, size, breeds, and age when you connect.
Picking up pet waste is the responsibility of the tenant.
We periodically have the carpet professionally cleaned between guests.

No smoking in the house or within any open windows or doors
Screening Criteria
We warmly welcome renters from all backgrounds and household make-ups.

Screening fee is $35 per adult, which is paid directly to the screening company. Screening fee is refunded after move in!

Income equal to twice the monthly rent. Income is not screened when rent will be paid by corporate housing, insurance, or another third party. However, even when a tenant will not be responsible for paying rent we do screen for factors related to maintaining property, for conduct consistent with the health, safety or peaceful enjoyment of premises, and to evaluate prospective tenants’ ability to comply with the landlord’s Rules of Residency.

We do not consider criminal history if: 1. An arrest did not result in conviction, unless pending on the date of application. 2. Participation in, or completion of, a diversion or a deferral of judgment program 3. A conviction that has been judicially dismissed, expunged, voided or invalidated
A single conviction for any of the following are ground for denial:
Murder, manslaughter, arson, rape, kidnapping, sex offenses
Or
A conviction for misdemeanor offenses within the last 3 years from the date of application
A conviction for a felony offense within the last 7 years from the date of application
Any conviction within the last 10 years that could put the owners or others’ safety at risk

Applicants need to meet the following requirements:
A credit score of at least 500 or higher
Owe less than $1,000 in collections/Bad Debt. However, debt from medical or school is not considered.
Bankruptcy must be discharged or older than 1 year old
Have no balance owed to prior property managers/landlords except for dates between 04/01/2020 and 03/01/2022, which is not considered.

Five years of eviction-free history is required except for general eviction judgments entered on claims between 04/01/2020 and 03/01/2022. Evictions that were dismissed or found in the favor of the applicant won’t be considered.
Rental history cannot have
Three or more material violations of a rental agreement within two years prior to the date of application, and that resulted in notices issued to the tenant.
An outstanding balance due to an owner except for debt between 04/01/2020 and 03/01/2022;
Lease violations that resulted in termination with cause within the last two years

A landlord may not reject an application as incomplete because an applicant (or member of the applicant’s household) does not produce a social security number or prove lawful presence in the U.S. In addition, a landlord may not inquire about the immigration status of the applicant, or any member of an applicant’s household, or require proof of their lawful presence in the U.S.
To verify the name, date of birth, and photo of an applicant, a landlord is required to accept any of the following (or combination thereof): Evidence of a Social Security Number (SSN Card) Valid Permanent Resident Alien Registration Receipt Card; Immigrant Visa; Individual Tax Payer Identification Number (ITIN); Non-immigrant Visa; Any government-issued identification regardless of expiration date; or Any non-governmental identification or combination of identifications that would permit a reasonable verification of identity

We will call you and discuss what criteria was not met. Depending on the reason for the denial, the resolution could be for you to submit additional information, find a guarantor, or we can negotiate an additional deposit. If the application is still denied, we will provide you with written notice with an explanation.

Any information provided that is incomplete, inaccurate, or falsified shall be grounds for denial of the application or subsequent termination of tenancy upon determination of such falsified information.
